Each scenario is costed under two routes to the UAE Golden Visa: buying one or more properties, including off-plan units from approved developers, worth at least AED 2,000,000; or holding at least AED 2,000,000 in an approved investment fund or UAE bank deposit. All figures are in AED only, with no currency conversion applied. Each row carries its own government or verified source and an as-of date of 29 September 2026. Totals are computed automatically from the dataset, not added by hand.

Why the real estate route costs more
The gap between the two routes at every household size is AED 44,290, and all of it sits in Dubai Land Department charges: the investor visa processing fee, the 2% buyer-share registration fee, and the title deed, knowledge and innovation fees. An applicant who holds the minimum investment as a fund or bank deposit instead of a property never pays those rows. [2]Dubai Land Department: property sale registration
The 2% registration fee is calculated here at the AED 2,000,000 investment minimum. A property bought above that minimum carries a proportionally larger registration fee, since the 2% applies to the actual purchase price, not a fixed amount.
What is not included in these totals
Both totals above are lower bounds. The following costs have no verified government or sourced figure in the current dataset, so they are deliberately left out rather than estimated:
- An AED 1,155 "Administrative Fees" line appears in the underlying fee record for the Investor Visa, but it is not clear whether this is a government charge or a service-centre fee, and no government source confirms it. It is excluded until that is resolved.
- Mandatory health insurance is a real cost of UAE residency, but no sourced premium figure for this household mix is in the dataset.
- The Family Visa fee rows above are the only sourced dependant cost; any separate dependant medical test or Emirates ID charge beyond those rows is not itemised in the dataset.
- Translation, legalisation and document costs, and any private legal or advisory service fees, vary by provider and are not government charges, so they stay out of these totals.
Because of these gaps, an applicant should treat the totals above as the floor of what the UAE Golden Visa costs, not the ceiling.
