Egypt Opens Citizenship to Group Property Buyers

Egypt has introduced a new feature in its citizenship by investment program, now allowing collective real estate investments as a pathway to citizenship. This update enables multiple investors to pool funds for purchasing larger or higher-valued properties.

The Egypt citizenship by investment program, also known as the Egypt Golden Visa, has been in operation since 2020. Since its inception, the Egyptian government has been actively improving the program to attract foreign investors. Key amendments included adjustments to investment amounts and a new allowance for purchasing any property on the market, including non-state-owned real estate.

Recently, property investment requirements were further revised. Now, investors can engage in collective property investments, where each participant’s share must exceed $300,000. This update aims to attract group investors and increase accessibility to high-value properties, providing additional options for foreign buyers interested in Egyptian citizenship.

For private-sector property purchases, applicants are now required to open an account in an Egyptian bank and transfer the total investment amount to this account before making payments to the seller. In contrast, those purchasing government-owned properties may transfer payments directly from their foreign bank accounts.

Other investment options. The most affordable option under the Egypt Golden Visa program is a non-refundable donation of $250,000 to Egypt’s public treasury. Other routes include a business investment of $350,000, which also requires a non-refundable donation alongside the business investment, and a refundable bank deposit of $500,000, held for three years without interest.

Applicants for the Egypt Golden Visa enjoy favourable terms, such as the right to hold dual citizenship and simplified residency requirements. Additionally, family members, including spouses and children, can be added to the application, making this program an attractive option for those seeking security, global mobility, and the benefits of an Egyptian passport.
